He manages the StoragePRO portfolio of assets nationwide. He provides ongoing investment, underwriting, and development advice to clients focusing on rebalancing, risk assessment, and tracking to ensure optimal performance.

Taylor leads the Asset Management team utilizing his analytical skills to maximize owners’ wealth. His proactive and informed decision-making aligns property performance with financial goals, and his comprehensive, multi-faceted strategies increase property value while prioritizing client relationships.

Pablo Caballeros brings two decades of self-storage management experience to StoragePRO Management in his Vice President role. He has been recognized for fostering high-performing cultures with an environment of continuous improvement. Pablo’s ability to maximize talent through coaching, mentoring, and developing teams has been instrumental in driving sustainable growth.

Pablo uses his strong analytical skills and financial acumen to foster consistent P&L management generating revenue growth. He promotes a positive and productive environment resulting in the acquisition and retention of talented professionals. Pablo was awarded the President’s Circle of Excellence three times among the top 250+ District Managers.

Steve Mirabito has been involved in the self-storage industry since 1986. As a young man, he learned “retail is detail” and went on to pioneer the “StoragePRO Way,” a retail-oriented style of management. This led to his BETTER BusinessTM model which has resulted in substantial growth in his clients’ asset value resulting in Total Property Performance. He is routinely named as a “Top 10 Operator” and has served as Chairman Emeritus of the California Self Storage Association.

As one of the largest self-storage management operators, he pioneered management systems and training programs utilized throughout the industry. With his vast knowledge and experience, he is often retained to prepare market feasibility and viability studies and serve as an expert regarding self-storage development and operations. He is the author of several articles on self-storage financing, management, and development, and he presents locally and nationally sharing his expertise with other storage professionals.

Alec Billon

Alec Billon supports performance and strategic oversight of StoragePRO’s Asset Management Department. He started his career in self-storage working at Storage Corner. From there he accepted a role as an analyst on the real estate investment team for a large self-storage management Firm. He quickly advanced and later transitioned to a managerial role on the Joint Venture and Third-Party Management teams. He served as the primary point of contact for institutional investors and third-party management partners. He capitalizes on his background in investments, asset management, budgeting, and capital improvements to work with StoragePRO clients.

Scott Holland is a dynamic, driven professional with an exemplary record of providing vision, quality and leadership in operations and business development. Adept at creating processes that improve productivity, increase profitability and decrease costs, he brings all of his operational knowledge to the sales team.

Christina Rita directs operations at StoragePRO Management serving as the Chief Operating Officer. She is an accomplished, award-winning executive and is utilized as an expert in the self-storage industry. Christina began her career in self-storage as a District Manager, then proceeded to work as a Regional Vice President. In 2018, she joined StoragePRO Management bringing her invaluable experience and knowledge to the team.

Throughout the industry, Christina is a recognized team leader with a strong commitment to revenue growth, effective operational strategies, and a culture of inclusive empowerment. She is client-focused and develops relationships with owners. In her role, Christina has overseen a remarkable 35% growth in the StoragePRO Management portfolio, and a 18% staff expansion and promotion of 16% of staff to new opportunities.

Jen Conlon brings more than two decades of self-storage marketing and operations experience to her role as at StoragePRO. She leads strategic, data-driven marketing initiatives that increase revenue, boost occupancy, and elevate the customer experience across the management portfolio.

In addition to her self-storage expertise, she brings valuable experience from the multifamily, car wash, and moving industries – offering a well-rounded, customer-focused perspective. Known for her ability to bridge hands-on facility and operational knowledge with multi-channel marketing strategy, Jen is a collaborative leader who works cross-functionally to drive performance, support business development, and strengthen our client relationships.

With nearly four decades of leadership experience in commercial real estate and the military, he has a proven track record of success. Kevin is result-oriented and uses proven strategic methods to optimize portfolios, drive revenue growth, and enhance client service operations.

Kevin has managed industry-leading accounts and overseen asset management, strategic sourcing, business analytics, contract administration, and facility maintenance. He is a retired Navy Captain and Aviator, uses his notable military background to foster high-performing teams and generate profitable results for clients.

Edwin Murga brings over 22 years of expertise in the self-storage industry. Throughout his career, he has held leadership roles including District Manager, Senior District Manager, Trainer, and Auditor. Edwin has developed a reputation for operational excellence and a passion for empowering teams. He brings a decade of experience at Public Storage and more than 11 years with the William Warren Group, which has honed his skills in training and coaching, particularly in high-impact sales techniques. Edwin takes pride in mentoring others, fostering growth, and driving performance across diverse markets. He has received back-to-back recognitions for Rising Star of the Year and District Manager of the Year. Outside of work, he is an avid sports enthusiast and lifelong fan of the Green Bay Packers and Los Angeles Dodgers. He finds inspiration in teamwork, strategy, and perseverance both on and off the field, and we are fortunate to have him leading our East Coast operations team.
