Steve Mirabito is the Founder and President of StoragePRO Management a comprehensive third-party management company providing storage solutions for owners nationwide. He has been involved in the self-storage industry since 1986 and is often retained as an expert regarding self-storage development and operations. He has authored several articles on self-storage financing, management, and development and enjoys the opportunity to share successful strategies with fellow owner/operators.

Steve graduated from Cornell University and Ithaca, NY with a degree in City & Regional Planning. After graduation, he relocated to California and began his career in self-storage. He has developed numerous successful self-storage facilities and uses his retail-oriented approach across the StoragePRO portfolio.

Steve has been a member of the California Self Storage Association since its formation in 2002. He has served on the Napa Conference, Legal, and Legislative committees. He has served as a Chair on the CSSA Board and Board of Directors member. Steve has presented at multiple conferences and enjoys sharing his expertise.

Steve is married to his wonderful wife Joyce, and they have two children. He enjoys traveling, golf, fine wine, and great conversation.

Alec Billon serves as an Asset Manager at StoragePRO Management, where he is responsible for overseeing the financial and operational performance of a diverse portfolio of self-storage properties. He began his career in the self-storage industry with Storage Corner before transitioning to Extra Space Storage, where he gained experience in real estate investments, financial analysis, joint ventures, and third-party management. Throughout his career, he has worked closely with institutional investors, private ownership groups, and operating partners to develop strategies focused on maximizing property performance and long-term asset value.

In his current role, Alec works collaboratively with Operations, Accounting, Revenue Management, and Facilities to develop annual operating budgets, evaluate capital investments, monitor financial performance, and implement initiatives designed to drive revenue growth and operational efficiency. He serves as a key point of contact for property owners, providing strategic guidance, financial reporting, and recommendations tailored to each property’s objectives and market conditions.

Alec is passionate about bridging the gap between real estate investment strategy and day-to-day property operations. He believes successful asset management requires a proactive, data-driven approach, strong relationships with ownership groups, and a commitment to identifying opportunities that enhance both immediate performance and long-term investment returns. His approach emphasizes accountability, collaboration, and treating each property with the same level of care and attention as an owner would.

Christina began her career in self-storage as a District Manager, then proceeded to work as a Regional Vice President. In 2018, she joined StoragePRO Management bringing her invaluable experience and knowledge to the team.

Throughout the industry, Christina is a recognized team leader with a strong commitment to revenue growth, effective operational strategies, and a culture of inclusive empowerment. Throughout her career, Jen has built her expertise from the ground up, beginning in facility operations before moving into marketing leadership. Edwin is driven by building scalable, efficient operating models, with a track record of designing training programs, pricing discipline, and revenue strategies that strengthen results and protect revenue integrity.

Edwin is especially passionate about leadership and people development, and he genuinely enjoys working with people. He believes in building leaders who take ownership, communicate directly, and grow into the next level of responsibility, whether that’s coaching a Store Manager toward a District Manager role or developing a District Manager into a stronger operator. His leadership philosophy is grounded in accountability, coaching through hard conversations with care, and the belief that strong, capable people, properly supported, produce the best results for the business and the owners they serve.

Jeremy “J.R.” Morgan is a Facilities and Capital Improvements professional with more than 20 years of experience in construction, property management, maintenance, facility operations, and capital project management.

Starting his career in hands-on construction and maintenance, J.R. worked his way into leadership and project management, giving him a strong understanding of facilities from both the field and management perspectives. His experience includes managing teams, vendors, budgets, facility operations, and complex capital improvement projects.

Today, J.R. serves as Senior Facilities & CapEx Manager at StoragePRO and holds both PMP and CFM certifications. He is focused on building strong teams, improving processes, controlling costs, and creating efficient, well-managed facility operations.
